Better-quality baths last longer and add value. And in the long run they are more economical because they won’t have to be replaced as soon. Before committing to factory air conditioning, compare their price to what you can obtain locally. Even if you don’t plan on installing air conditioning, have the factory install the wiring so it can be added later.

If the home has central heating, the duct work is likely already installed. Otherwise, that would become an upgrade. Upgrade the kitchen cabinets. This is an important item that adds to your home’s value. Upgrade the light fixtures and ceiling fans, but check on the prices of factory versus what you can buy locally.

Buy storm doors, which are often available on sale at homeimprovement centers for less money, and install them yourself. Gas- or wood-burning stoves are a good option and add value and comfort to your home. Add skylights if feasible. Comparison-shop for furniture or decorating items like blinds and drapes before you buy them from the dealer or factory. Add inexpensive accessories like towel holders on your own and save money.

Check factory-installed carpet prices; you may be able to save money locally with remnant sales and roll-end discounts. The bottom line on buying a manufactured home is that, after you have visited a few dealers, it may seem that buying a manufactured home is lot like buying a used car. You have to wade through the gimmicks, canned sales pitches, and hype.
