Cleanouts on all drains have to be easily accessible. And water supply lines on all fixtures should have working shut-off valves. Paillard recommends that, because toilets tend to jam more often than other fixtures, you should insist that such a valve be installed.
When sink and tub drains show signs of running slowly, you need to tackle the problem before it gets expensive to solve. Slow drainage can be usually traced to accumulation of soap, hair, or food. Keep a plunger on hand.
Septic tanks should be inspected annually and cleaned every two to three years, or whenever necessary. They also may need to be replaced or expanded if you add a bathroom or improve a kitchen. How can you anticipate septic tank problems? If the area above the absorption field is growing greener grass than surrounding areas, then you may have some flooding in the absorption area, indicating inadequate drainage.
In the past, it was unthinkable to install a garbage disposal in a house with a septic system. Having one would double the amount of solids being disposed of, requiring you to have the tank pumped out twice as often.
However, In-Sink-Erator, a garbage disposal manufacturer, introduced a model designed for use with septic tanks that costs about $300. The secret: Bio-ChargeĀ®, a solution filled with natural microorganisms injected into the grind chamber every time the disposal is activated, which breaks down food waste.
